Responsibilities:
Creating policies, procedures, protocols and controls that govern operations.
Developing standards to ensure that routines and controls keep the building operating safely and effectively.
This duty requires understanding how all parts in complex building systems function together.
Maintains first class building operations to ensure tenants experience a positive business environment, including janitorial, HVAC, plumbing, electrical, roofing, and fire / life / safety systems.
Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
Perform frequent building inspections.
Document issues.
Take corrective action to resolve problems.
Develop and implement preventive maintenance programs.
Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, completing repairs, and planning renovations.
Maintains building systems by contracting for maintenance services and supervising repairs.
Prepares RFP documents for bidding vendor maintenance services, implementing and enforcing vendor contracts, and establishing vendor management controls to ensure work is accomplished timely and correctly.
Secures property with effective management of security patrol service, building automation systems, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
Enforces occupancy policies and procedures by confronting violators.
Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
This position will be on call 24x7x365 if an emergency arises.
Will need to establish a positive relationship with tenants and building owners.
Frequent contact and communication is required.
Ability to organize multiple requests and document requests, and develop and implement action plans to achieve owner objectives.
Manage an on-line work order system.
Must read and interpret legal documents such as leases, vendor contracts, condominium association bylaws, and property management agreements.
Must maintain accurate and orderly maintenance records and documentation.
Must follow protocols to ensure building system warranties remain in effect.
Must get along well with people, have good listening skills, and convey a positive attitude.
Property Manager Qualifications / Skills:
Familiarity with applicable local, state, and federal laws and regulations High level of organization and attention to detail Competence with office management software Professionalism Communicating Listening Negotiation Education and Experience Requirements:
Bachelor's degree or equivalent experience preferred 7-10 years' experience in commercial real estate management 3-5 years' managing employees Solid knowledge of office software such as Microsoft Outlook, Excel, and Word Please send letter of interest and resume.
