About us and the rental space: We are a husband/wife team offering the top 2 stories of our beautiful, updated 1910s craftsman home for rent. This is our only rental, and we love attending to our home and renters! The space includes 4 bedrooms (one is smaller, more of an office) as well as two full bathrooms (one featuring a clawfoot soaking tub). Other spaces in the home include several closets, a reading nook, formal dining room, freshly remodeled kitchen, large master bedroom, and sitting room. This is a bright and spacious place (approximately 2000 square feet), with a fully fenced back yard with a 8x10 storage space, as well as a spacious covered front porch and smaller back deck. The home also has a patio for grilling/fire pits, and gardening beds, as well as a fig and magnolia tree and blueberry/raspberry bushes that produce and are already growing on the property. The house sits well above the street (it is necessary to navigate stairs to the door), and offers privacy close-in in the city. It is on a very quiet street, but centrally located with incredibly easy (bikeable) access to miles or river walking trails, OHSU, downtown, Hawthorne/Belmont and Sellwood just to name a few spaces... There is a coffee shop, bar, bottle shop, multiple delicious restaurants and major public transit hubs within 2-5 blocks from the home, as well as two small parks. The Aladdin Theater is also just a few blocks away if you love going to shows! We are looking ideally for a conscientious/respectful family or working professionals to take a one-year (or longer) lease on the property. Other rental criteria: 2.5x rental income, 700 credit score or above preferred. Good rental history/references. Smoking or vaping is not allowed under any circumstances (including nicotine or cannabis). We will consider well-behaved animals on a case-by-case basis, with references plus an extra $500 refundable deposit per animal (due to the age of the home, if there are any "accidents," it leaks through to the basement apartment below). Parking is available for free on the street (we are not renting the garage or basement as part of this listing). Please keep in mind that the bottom unit (basement) is its own rental unit and has a separate entrance around the side of the home. The only part of the home that is "shared" is mail sorting on the front porch. Downstairs tenants are long-term/quiet and respectful. Other house features: Central heat/AC, original (and freshly refinished) wood floors throughout, heated floors in the main bathroom, outdoor planters, automatic blinds in the master bedroom, electronic/keyless entry, yearly landscaping services, washer and dryer on site. Other things to know about the home: -The fireplace is for decoration only, not to be used by tenants. -All bedrooms are upstairs. The upstairs bath has the tub (no shower). -Utilities will be paid at a set price, monthly with rent, of $150 per occupant. This fee includes everything but WIFI (e.g., electric, gas, water, sewage, trash/recycling/green waste). -The security deposit is equal to one month's rent and will be refundable at the end of the rental term given significant damage has not occurred to the property. This is the same case with any animal deposits. A background and rental reference check will be conducted with the completion of an application and associated fees (about $30) on Zillow for each adult applicant. First, last month's rent is required on move-in day. Any applicable security deposits are required upon signing the lease.
